]]>The rainy October weekend couldn’t keep buyers away from Brookfield Residential Properties’ dual-tower project in Hamilton that saw its highest number of weekend sales since launch, with six apartments worth more than $5 million sold for an average of almost $850,000.
Gallery House, which is currently under construction, has sold more than $180 million worth of one, two and three bedroom apartments, sky homes and penthouses.
Brookfield Residential Properties’ Managing Director Lee Butterworth said sales in Gallery House had been steadily increasing over recent months as construction progressed.
“Buyer confidence is high and we are seeing those who had registered their interest earlier are now putting pen to paper and signing contracts as they see both towers appearing out of the ground,” he said.
“The first Gallery House tower is due for completion late 2019 and with downsizers accounting for the majority of buyers, many feel now is the right time to purchase and start planning their move.
“We have seen strong demand from the top-end of the market with our larger premium apartments dominating recent sales.
“These buyers are owner occupiers who not only see the financial value in owning a riverfront apartment, but also the lifestyle benefits of living on the waterfront with a vibrant restaurant and retail precinct next door.”
Mr Butterworth said the project lifted the standard of luxury apartment living in Hamilton.
“High-end buyers are looking for luxury, location and quality and have found it in Gallery House,” he said.
“Gallery House’s generously-sized apartments will be built and finished to the highest quality with touches of luxury that will impress the most discerning buyer,” he said.
“The classic timber and white colour scheme gives the apartments a sense of timelessness, while the floor to ceiling windows frame the views and harness the natural light.
“We partnered with Cottee Parker Architects to create a unique, curved design that mimics the riverfront to ensure our premium apartments can take full advantage of the stunning vistas.
“A rooftop infinity pool with barbeque and lounge area provides the perfect platform for residents to escape and take in panoramic views of the city lights, river and encircling mountains; while a lush podium garden allows residents to immerse themselves in nature.”
Gallery House neighbours Brookfield’s ‘ retail and residential precinct of Portside Wharf. It is located six kilometres from the CBD, minutes from the airport and with easy access to public transport, CityCat and major roads.
Gallery House has three apartment ‘Collections’ – City, River and Sky – with two bedroom apartments from $565,000; three bedrooms from $865,000 and four bedrooms from $1,195,000.

]]>The second tower of Gallery House will comprise 19 levels and a range of luxury one, two, three and four-bedroom apartments, with the building’s distinctive curved facade delivering an elegant architectural statement that reflects the project’s absolute riverfront location in Hamilton.
Brookfield Residential Properties has now achieved more than $161 million in presales, $14 million in June alone.
Brookfield Residential Properties’ Managing Director Lee Butterworth said construction on the first tower was already well underway with the building up to the second podium level.
“We are delighted with the level of enquiry leading to a strong sales result, buyer confidence is high and we expect this to continue through the construction phase as buyers witness the quality of what we’re creating.”
Mr Butterworth said Gallery House has proven popular with local owner-occupiers who are looking to secure an address on Brisbane’s prime riverfront.
“Gallery House has firmly established itself as one of Brisbane’s most prestigious apartment projects, renowned amongst buyers looking for the ultimate luxury lifestyle,” he said.
“The riverfront location in a premium suburb and proximity to the vibrant retail precinct at Portside Wharf places Gallery House in an enviable location that is highly desired by owner-occupiers seeking quality”.
“The appeal of Gallery House to high-end buyers is reflected in our recent sales, where six of our three and four bedroom premium apartments were sold, for a combined total of almost $10 million.
“These apartments showcase the highest standard in luxury living offering commanding views of the Brisbane River and city skyline, with premium fittings and finishes.”
Gallery House is being constructed by leading global contractor Multiplex who bring their enviable track record of completing major projects on time, on budget and to the highest quality.
The project features 319 contemporary apartments and penthouses across two towers with residents-only facilities, including a rooftop sanctuary with infinity pool, tranquil gardens, lounge and barbeque areas.
Gallery House occupies an absolute riverfront position just six kilometres from the CBD, with easy access to the CityCat, major arterial roads and motorways, key employment hubs and the Brisbane Airport.
The project neighbours Brookfield’s vibrant retail and residential precinct, Portside Wharf, and is part of the greater Northshore Hamilton redevelopment – Queensland’s largest waterfront urban renewal project.
Gallery House has three apartment ‘Collections’ – City, River and Sky – with two bedrooms from $560,000; three bedrooms from $865,000; and four bedrooms from $1,185,000.

]]>In total, 20 premium apartments have been snapped up in the $271 million dual-tower project, which is situated on a prime parcel fronting the Brisbane River, adjacent to the sophisticated Portside Wharf retail and restaurant precinct.
More than $144 million of apartments have now sold at Gallery House, coinciding with construction of the first tower – Gallery House One – coming ‘out of the ground’. Leading global building contractor, Multiplex, has been appointed to undertake construction of the project, with the crane now onsite and work stretching skyward.
Brookfield Residential Properties Managing Director, Lee Butterworth, said Gallery House had experienced a stellar sales run in 2018, as buyers continued to recognise the scarcity of absolute riverfront living in Brisbane.
“Sales have predominately been to owner-occupiers, including empty nesters looking to make the move from a home to an apartment and professionals wanting to be close to the city centre, in a true lifestyle location, with premium views and an array of dining, retail and transport options at their fingertips,” he said.
“They want large and liveable apartments, with two bedrooms, two bedrooms-plus multi-purpose room or three bedrooms, giving them plenty of space to relax and unwind.
“The opportunities to secure generously-sized luxury riverfront apartments in the current market are extremely scarce, and are only continuing to dwindle. We have had some buyers – including one in our recent sales run – who have taken it a step further and decided to amalgamate more than one apartment to create a true ‘sky mansion’.”
Mr Butterworth said the design of Gallery House maximised its premium location.
“The apartments feature generous balconies, expansive living spaces and floor to ceiling glass, so the backdrop of the river can be enjoyed from every room,” he said.
“Gallery House features an exclusive ‘residents only’ infinity edge rooftop pool, lounge and barbecue space, providing a truly stunning rooftop sanctuary and even more opportunities to take in the river, city and mountain views. Residents will also have access to the private garden area on podium level.
“It is no surprise buyers find this lifestyle alluring, with the Brisbane River the true heart of our city. In addition to offering beautiful views, residents will be able to head down to the wharf and be on a CityCat in minutes, where they can enjoy the water as they ride to some of the city’s best destinations.
“Being just six kilometres from the CBD, commuting to the city is also straightforward and the location close to Brisbane’s domestic and international airports, along with the motorway, is attractive for those who travel for work.”
Hamilton resident Lisa Laney was searching for a property close to the city, when she discovered Gallery House. She has secured a two-bedroom ‘River Collection’ apartment, which she plans to make her new home.
“I love the location of Gallery House and its proximity to facilities, including the adjacent shopping and restaurant precinct of Portside Wharf,” she said.
“It is ideal for me because it is close to the airport, river and public transport. The Kingsford Smith Drive upgrade will also improve accessibility for motorists, cyclists and pedestrians.”
Ms Laney said the building design and apartment floor plan were driving factors in her purchase.
“The layout is really important to me, and this apartment ticks all of the boxes,” she said.
“It is a generously-sized two-bedroom apartment, and includes a sweeping balcony. I like that both bedrooms have river views and are positioned at opposite ends of the living space.
“The property also has two car spaces, which is a luxury for a two-bedroom apartment, and the shared, residents-only space with a rooftop infinity pool is definitely a plus.”
In total, Gallery House features 319 one, two, three and four bedroom apartments – some with additional multi-purpose rooms – across the 20-level Gallery House One and 19-level Gallery House Two towers.
River Collection apartments are priced from $665,000, with luxury penthouses starting from $2.2 million. For more information on Gallery House visit the Sales & Display Centre at Portside Wharf or gallery-house.com.au.

]]>The start of works on the $140 million tower, which is now 80 per cent sold, comes as the project’s second and final tower – Gallery House Two – debuts to the market with $34 million in sales from registered buyers.
Brookfield Residential Properties General Manager, Lee Butterworth, was joined by Economic Development Queensland (EDQ) General Manager, Greg Chemello, and builder Multiplex’s Queensland Regional Managing Director, Graham Cottam, to ‘turn the sod’ on the absolute riverfront site today.
Sales in the 20-level Gallery House One have reached over $100 million, and Mr Butterworth said the success of the project proved that quality, riverfront property was in high demand in Brisbane.
“Gallery House has been a stand-out performer in the Brisbane apartment market, quickly gaining a reputation for luxury, riverfront living that offers city conveniences in a tranquil setting,” he said.
“Turning the sod on Gallery House One is a major milestone – made all the more significant by the fact we have simultaneously successfully launched the second phase of the project, Gallery House Two.
“We have partnered with Multiplex to build these apartments to the highest standard and are looking forward to delivering our buyers their dream home.”
Brookfield Residential Properties is the most active developer in the Northshore Hamilton precinct, having already delivered six apartment buildings as part of its neighbouring Portside Wharf retail and residential community.
Mr Butterworth said the company’s footprint in Northshore Hamilton would ultimately total $1.3 billion – making up a fifth of the entire $5 billion urban renewal project – the largest of its kind in Queensland.
“Brookfield recognised the potential of the Hamilton riverfront early and moved to control up to six hectares of unused State land that we have transformed from a disused industrial area into a thriving waterfront community,” he said.
“Our Portside Wharf development was the catalyst for the rejuvenation of Northshore Hamilton and a transformative project for the entire suburb.
“Gallery House will continue this legacy, ensuring the Hamilton riverfront builds on its reputation of offering some of the best living opportunities in Queensland.”
Gallery House One offers one, two, three and four bedroom apartments with balconies up to 240sqm for residents to take in river and city views.
The building is topped with a residents-only rooftop sanctuary featuring resort-style amenities, including a 20 metre infinity pool, lounge and barbeque area.
Remaining apartments in Gallery House One start from $419,000, with two penthouses available starting from $2,295,000.

]]>Sales have reached close to $100 million on the 20-level luxury apartment building, with construction to get into full swing in the coming weeks.
Brookfield Residential Properties General Manger, Lee Butterworth, said this was a major milestone for the project, which was also gearing up for the launch of stage two.
“It is an exciting time for Brookfield with early works now complete and construction of Gallery House commencing, coinciding with a registration of interest campaign for the next phase of the development,” he said.
“Demand for riverfront apartments remains high and the success of Gallery House is testament to the fact that well-designed and positioned properties continue to perform strongly.
“The construction of Gallery House will be a further boost for the Brisbane property market and construction industry, generating approximately 500 jobs until completion.
“We look forward to working with Multiplex to deliver high-quality apartments that residents will be proud to call home.”
Multiplex’s Queensland Managing Director Graham Cottam said the construction of Gallery House would build on the company’s long history with Brookfield Residential Properties’ projects in Northshore Hamilton.
“Multiplex has delivered various stages at Brookfield’s Portside Wharf development over the past 10 years and we are looking forward to continuing that partnership,” he said.
“Gallery House will transform riverfront living in Hamilton and we are proud to be a part of the team delivering this next phase of development.”
Gallery House sits on a 6,344sqm parcel adjacent to the developer’s Portside Wharf retail and residential precinct.
It comprises 169 residences, including one, two, and three bedroom apartments and penthouses, ranging in size from 58sqm to 669sqm.
Mr Butterworth said with Gallery House now almost 80 percent sold and construction now underway, buyers would need to move quickly to secure their apartment.
“One of the reasons Gallery House has proven so popular is because it offers a wide variety of floorplans to suit everyone from investors and owner occupiers looking for an affordable riverfront abode; through to those who are seeking the ultimate luxury of a sky apartment or penthouse,” he said.
“The project offers expansive apartments with up to four bedrooms, plus balconies offering more than 230sqm of space – which is larger than the average home – for residents to take in river and city views.
“Panoramic vistas of the skyline can also be enjoyed from the private residents’ retreat, which sits on the rooftop, offering resort-style amenities, including a 20 metre infinity pool.”
Remaining apartments in Gallery House start from $419,000, with two penthouses available starting from $2.6 million.

]]>The 20-level luxury apartment project, Gallery House, will occupy an absolute waterfront position in Hamilton, neighbouring the developer’s retail and residential community, Portside Wharf and taking in views over the river to the city skyline out to the mountains.
A registration of interest campaign launched last week for buyers looking to secure a one, two or three bedroom apartment, or one of six premium penthouses and sub penthouses.
Brookfield Residential Properties’ General Manager Lee Butterworth said Gallery House was expected to appeal to purchasers wanting a luxury home or investment on Brisbane’s highly sought-after riverfront.
“Gallery House will set a new standard in apartment living in Hamilton and become the most luxurious property in Brookfield’s Queensland portfolio,” he said.
“We have worked closely with renowned architect, Cottee Parker, to design a building that connects with the river and emanates a sense of tranquillity and warmth.
“While Gallery House will cultivate a relaxed lifestyle, its location within Northshore Hamilton and proximity to Eat Street Markets and the restaurants, retailers and conveniences of Portside Wharf, means residents will also enjoy the connectedness of an inner-city suburb.”
The apartments will comprise timeless design, generous sized balconies, full height windows and quality finishes, with many also featuring two car spaces. The building includes a rooftop sanctuary for residents with an infinity pool, outdoor lounge and BBQ area.
With three ‘collections’ offering varying levels of luxury, Gallery House boasts above average sized apartments with balconies of up to 220sqm, with many apartments featuring two undercover car spaces.
“Our ‘Sky Collection’ refers to apartments on the top five levels of Gallery House, all of which have a minimum of three bedrooms, and many with multipurpose room,” said Mr Butterworth.
“Apartments in this collection feature luxury extras like premium ensuites with double vanity and free standing bath, while the penthouses and sub-penthouses boast huge open plan design, quality high end finishes and spacious outdoor living to maximise the stunning views.
“The ‘River Collection’ apartments occupy 12 levels, and feature either two or three bedrooms, two secure car spaces, spacious design and expansive views.
“The ‘City Collection’ is made up of one and two bedroom apartments, each with quality finishes, open plan living and generous balconies.
“With so much choice in apartments and luxury extras, Gallery House will suit all purchasers, be it investors, young professionals, families or retirees.”
Mr Butterworth said the success of Brookfield’s most recent project, Pinnacle at Portside Wharf, proved buyers had an appetite for high-end apartments in Hamilton.
“After strong sales in Pinnacle, Brookfield Residential Properties has decided it is the right time to release our next riverfront residential development,” he said.
“Gallery House will focus on the owner-occupier market but will have enormous appeal to astute investors looking for a premium product.
“The building will house a mix of one, two and three bedroom apartments and penthouses with various floor plans, ensuring there is plenty of choice for buyers.
“We expect to see a lot of interest in the coming weeks through our registration of interest campaign as we prepare to bring the property to the market.”
One bedroom apartments in Gallery House are priced from $362,000; two bedroom apartments from $575,000; and three bedroom apartments from $1.28 million.
Gallery House will be the seventh apartment building for Brookfield Residential Properties in Northshore Hamilton – the city’s largest urban renewal project that will ultimately become home to more than 20,000 residents.
It will be located six kilometres from the CBD, 10 minutes from the Brisbane Airport and within walking distance of the CityCat.

]]>A new research report by Broad Property Research and Advisory shows the phenomenal growth of riverfront apartments over the past decade is expected to continue, with premium waterfront properties remaining in short supply and high demand.
Director of Broad Property Research and Advisory, Paul Broad, said the growth of apartments across inner Brisbane’s riverfront suburbs had significantly outperformed those in non-riverfront suburbs, increasing by almost five per cent compared to four per cent, in the last 10 years.
The rapidly expanding riverfront location of Hamilton, located just six kilometres from the Brisbane CBD, had been a stand-out performer, with its rate of growth almost seven per cent in the past decade.
“One of the largest influences on the value of property is its proximity to water,” said Mr Broad.
“Whether it is located near an ocean, lake or river, people pay a premium for waterfront property because waterfront land to build upon is scarce.
“The basic principles of supply and demand dictate that prices go up for any desirable item for which there is a limited supply.
“The old adage that the three secrets to real estate are ‘location, location, location’ holds true in that being on the water is typically the best location available.
“Hamilton provides a winning combination of location, amenity and infrastructure that investors cannot ignore, particularly in the absolute riverfront developments like Brookfield Residential Properties’ Pinnacle at Portside Wharf and the newly launched Gallery House.”
Launched in late July, Gallery House comprises 164 one, two and three bedroom apartments, premium penthouses and sub penthouses over 20 levels.
Jonathan and Brianna Parsons were among the first to purchase at Gallery House, which neighbours Portside Wharf on a prime riverfront site in Hamilton.
Mr Parsons said he and his wife weren’t looking to buy property, but when they saw what was on offer at Gallery House, they seized the opportunity.
“An apartment on the absolute riverfront by such a high calibre developer was too good to pass up,” he said.
“The backdrop of the Brisbane River and CBD were one of the biggest motivators for us, but we also feel that the luxury finishes and attention to detail in Brookfield’s vision for the development reflect the quality you’d expect in such an elite location.
“Our one bedroom apartment is spacious and we also love the break-out spaces like the rooftop pool and podium barbeque area, which will be great for entertaining.
“The thing that really struck us while walking on the site was the peace and quiet of being tucked away from the traffic.
“We decided the apartment was perfect for our self-managed super fund because we can’t see ourselves ever wanting to sell something as rare as this.
“It is simply a quality development at a quality address.”
Mr Parsons said he believed the two most important things when it came to property value were location and lifestyle.
“Gallery House has been designed with lifestyle in mind and living in the heart of a precinct, where you can enjoy your leisure time and access to so many amenities by foot, provides a certain freedom,” he said.
“We are buying for the long term and over the years we have observed that riverfront apartments are always in high demand and are much more resilient to market fluctuations than non-riverfront locations.
“An absolute waterfront address in a blue chip suburb like Hamilton is as good as it gets.”
Gallery House will boast three ‘Collections’ offering varying levels of luxury – City, River and Sky – all with above average sized apartments, large balconies and many with two secure car parks.
Sales in Gallery House have already reached $50 million.

]]>The post Artist paints new picture of Brisbane development appeared first on Brookfield Residential.
]]>Fresh from a stint in New York where he produced designs for globally recognised brands including Nike, Red Bull, Converse, Sony and Lululemon, Victorian-born Sam Chirnside has created a series of artworks to bring the $144 million Gallery House, to be developed on the riverfront at Hamilton, to life.
Chirnside, a multidisciplinary artist, designer and creative director, said he was quick to jump on board the Gallery House development, which took his art in a whole new direction.
He has created three pieces, representing the three different ‘collections’ of apartments being offered in the project, and exploring three different elements central to the lifestyle on offer in Brisbane – Sky, River and City.
“Gallery House is quite different from the fields I usually work in and I’ve always liked to push my art in new directions and present myself in new ways, whether that is through a new medium or a different field,” said Chirnside.
“For the abstract series of works, I was originally inspired by topographical aerial views of land formations that have been shaped over time and the fluid movements seen in these pieces can be referenced to nature and the very essence of life itself.
“Linear layers can also be seen, which represent the stages and phases that occur over a timeline. I hope to have encapsulated Brisbane’s vibrant energy, flow and momentum.
“Incorporating art into properties is a natural extension and complement to the existing design and infrastructure that is part of any development project. It adds an extra element and a fresh perspective.
“With technology and infrastructure advancing at such a fast pace, I feel bringing physical life into a space is very important. It reminds ourselves of who we are.”
While the project is a deviation from his more recent body of work, which includes the key artwork for the Nike Women Victory Tour, designing skateboard prints for Los Angeles label Sovrn and record covers for the likes of Sony artist Young Empires’ album ‘The Gates’, it is in keeping with his trademark abstract designs.
His artworks have been exhibited in St Martins Lane in London, Hamburg in Germany and New York City, along with various displays in Australia, including the ‘Frequencies’ exhibition in Melbourne earlier this year.
Chirnside credits being raised on a farm in rural Victoria as giving him an early taste of the freedom to roam and explore – a key personality trait for any artist.
“It never restricted me from being creative and if anything, it has made me want to explore what is out there and has ultimately broadened my horizon,” he said.
“I remember painting for hours on end, while working alongside my grandma who would meticulously be working on her ceramics.
“Creating was, and still is, a therapeutic outlet for me. It calms my mind and puts me in a good place.”
Chirnside graduated from Monash University in 2011 with a Bachelor of Design, before cutting his teeth at studios and agencies in Melbourne and New York.
Having developed an international reputation, he now has the freedom to freelance from anywhere for clients that are based literally around the world.
“I started off working on personal projects that I published online and it led me to opportunities to work on various cover arts and apparel graphics, and it has been a natural progression since then,” said Chirnside.
“I feel lucky to have worked on what I would call some of my dream projects and to have the ability to work from anywhere in the world.
“I have always drawn inspiration from being in a new city where everything is fresh. My time in New York was a big character-transforming phase in my life so after being back in Australia for a few months, I’m heading to Berlin to pursue that exact feeling.”
Chirnside will unveil his new Gallery House artworks on Tuesday, July 12 at a special event for registered buyers before he takes off to Berlin in July 16. The works will be on display in the new Sales & Display Centre at Portside Wharf before eventually be incorporated into the lobby of the luxury riverfront building when completed.
The works represent varying texture, colours and layering to evoke a sense of evolution, reminiscent of the development of the natural world through time and capturing the essence of the vista of Brisbane, its meandering river and encircling mountains.
The interplay of layering encourages viewers to focus on each stroke, building dimensions and volume through the manipulation of colour and texture.
Lee Butterworth, General Manager of Brookfield Residential Properties, which is developing Gallery House, said it was a coup to have Chirnside on board the project.
“Our vision for Gallery House is to create a vibrant and iconic destination, and to have an artist who has been aligned with so many highly respected international brands involved is just phenomenal,” he said.
“Sam has really captured the essence of Gallery House, which we have carefully designed to maximise its position encapsulating Brisbane’s most iconic assets – the city skyline, the river and the mountains.”
Mr Butterworth said location, lifestyle and design were the cornerstone of the 20-level luxury apartment project, which features one, two and three bedroom apartments, along with a collection of penthouses and sub-penthouses, to be developed on the absolute waterfront at Hamilton.
Designed by renowned architect, Cottee Parker, the apartments will average over 110sqm and feature generous sized balconies, full height windows and quality finishes, with many also featuring two car spaces. The building will also boast a rooftop sanctuary for residents with an infinity pool, outdoor lounge and barbeque area.
The three collections offer varying levels of luxury, with the ‘Sky Collection’ including premium three bedroom-plus apartments and luxurious penthouses with superior fittings and finishes positioned across the top five levels of the building; the ‘River Collection’ boasting two and three bedroom apartments with river views; and the ‘City Collection’ featuring one and two bedroom apartments with urban views.
One bedroom apartments in Gallery House are priced from $419,000, two bedroom apartments from $847,500 and three bedroom apartments from $1.28 million.
